Choosing a Roof Coating
Once you’ve decided a coating for your roof is the best solution, your next step is to decide on which coating is best and most applicable to your specific roofing conditions. With today’s technology, roof coatings have evolved and are more reliable and last longer, are easier to apply (making them cost effective for labor), less disruptive to building occupants than other roofing solutions, and environmentally friendly.
When choosing a roof coating one thing to consider is silicone content. There are 100 percent silicone content coatings, which consist of 95 percent solids and contain no solvents or water, compared to other low-solvent silicone coatings that contain 30-40 percent solvents. High silicone content types of roof coating are great for condensation issues. As the coating absorbs moisture from the atmosphere it transforms from the liquid coating into a seamless monolithic system protecting the roof. Silicone coatings often tend to last longer than other coatings and perform better at protecting the roof, extending life expectancy.
Reflectivity is another consideration to weigh when choosing a roof coating. Reflective coatings can help reduce energy bills in hot months, by reflecting the sun’s rays back into the atmosphere instead of absorbing them into the roof. If there are more hot days than cool days, getting a coating high in reflectivity will save money on cooling costs.
There are now coating products that do not contain any volatile organic compounds (VOCs). By significantly reducing or removing VOCs from coatings there are no associated odors during application, making it safer for applicators and for building occupants during application.
Coating products have improved as their demand has grown, and there are many options to meet your specific roof needs. Upson Company can help determine which coating is applicable for your commercial roof repair needs.
