Damaged Roofs
Improperly maintained roofs eventually become damaged – just how damaged depends on how long an issue went without being addressed and which determines just how expensive the fix will be.
For flat roofs, weathering and standing water (ponding) will most likely be the culprit and will manifest in leaks. When Upson Company technicians perform bi-annual inspections on flat roofs the damage they look for is ponding, holes, voids, punctures, walkway deterioration, blisters and seam integrity. They also check drains, scuppers, gutters and downspouts for proper drainage. Flashings and coping cap are checked for fungus as it can push the flashings and coping cap away from the surface it is protecting. They check that plates and screws and that flashing and coping cap are still secured to the roof.
On sloped roofs, Upson Company technicians look for asphalt shingle granular loss, curling and bent or broken shingles, tiles, wood shakes and slate shingles. If damaged tiles and shingles are caught early on they are usually the only ones that need to be replaced. They also check for moss, mold, mildew, warping, and buckling and for rot if any of these growths are found on the roof. Metal roofs are inspected for corrosion, bent panels, loose or missing screws, and seam uniformity.
If a roof has any of the above issues leaks will invariably occur. Often the exterior entry point for a leak is not directly overhead of where water is presenting in the interior of the building. Water follows the path of least resistance and could travel some distance away from the entry point on the exterior of the roof to its output inside. If interior water is unaddressed, damage will occur and could compromise trusses, rafters, and supports.
