Why Maintain Roofs?
It’s true, when routine maintenance is performed on anything it will last longer, be it cars with routine oil changes and mileage marker services, or play toys – boats, four wheelers, RVs and campers, snowmobiles, etc, or the tools you use to get jobs done – rototillers, lawn mowers, weed eaters, blowers, shop vacs. Can you imagine what would happen if these things didn’t get proper care? Items can also benefit from a thorough cleaning – coffee pots, ovens, BBQs, computers, monitors, TVs, refrigerators – they work better if they’re clean, vents are unobstructed and dust-free, and there isn’t anything that’s an immediate threat to their performance.
The same goes for roofs. Clean and properly maintained roofs perform better and have longer lifetimes than improperly maintained and dirty roofs. Some might question the logic behind this and think: a roof is always outside and exposed to the elements and they’re designed to withstand what nature throws its way. And this is true. A roof is designed to withstand all weather conditions. However, there are conditions that supersede weather.
- Installation might not have been perfect – screws loosen, flashings and coping cap come loose, a lap wasn’t properly welded, etc., after all humans are fallible
- Other trades unaware of what could damage roofs might have inadvertently penetrated the roof causing a void
- Products have defects or fail prematurely due to a factory defect
- Birds and rodents make their homes in openings adding droppings or feces to roofing products, causing faster deterioration
- Trees drop leaves which eventually decompose on roofing material or tree branches rub against the roof, flashings or coping cap breaking them loose or compromising their ability to protect against moisture
- Litter and debris after a wind storm ends up on roofs and is blown around possibly causing damage to the roof or units
