While a coating will extend a roof’s life expectancy there are steps that need to be taken post-coating application to ensure the prolonged life expectancy will be as long as it possibly can.
Seventy-five percent of roof damage happens in the winter months. Getting a roof inspection twice yearly, once in late fall and again in early spring will limit the amount of time an issue, if there is one, from going undetected and unrepaired. Inspections should include assessing all drains, scuppers and gutters to ensure properly functioning draining processes. Improperly functioning drainage systems allows water to pond on roofs. Ponding water inhibits a roof coating from properly reflecting the sun’s rays and will also prematurely deteriorate the coating. The National Roofing Contractors Association advises to have any ponding water removed from a roof within 48 hours.
Inspections should also include a full roof assessment to ensure the roof coating integrity is still up to standards. Areas around units, roof hatches, walkways and walk pads need special attention as issues could first arise in these areas. Minimizing foot traffic in high-traffic areas with walk pads will help extend the life span of coatings and thus the roofing system below. A thorough cleaning is advised twice yearly to keep the reflectivity factor at its best and to minimize the amount of dirt and debris from clogging drainage systems.
