The project Manager for Commercial Roofing is responsible for managing and producing projects within specifications on time and within budgets. Duties include pre-construction activities to job completion and closeout on assigned projects working in collaboration with owners, architects, and engineers. Estimating and Sales support for ongoing and upcoming projects as assigned by the management team. Reports directly to Vice President/Operations.

Requirements

Project Manager Management Area: Project Manager is responsible for producing a project within specifications, without callbacks, on time, and within budget. Liaison for vendors and customers representing Upson Company for obtaining quotes and pricing for projects. Support for Senior Estimators.

  1. Attends post-job meeting with Foreman & Production Field Supervisor to review final job results.
  2. Completes pre-construction documentation, including submittals, warranty documentation, shop drawings, and permitting as required.
  3. Conducts project site visits as necessary to ensure the project meets specifications and to maintain customer relations.
  4. Enters project budgets into the company accounting system, writes purchase orders, subcontracts, and buys out materials in a timely manner for sold projects.
  5. Manages and schedules material deliveries, P.O. pick tickets, and material verifications for ongoing projects.
  6. Manages and tracks RFIs, RFPs, ASIs, DFAs, and change orders for projects in progress with Foreman and GCs as assigned. Enters billing into Construction Partner for DFAs and change orders. Sends monthly billing to GCs based on pre-billing worksheets for each Estimator/Salesperson.
  7. Participates in weekly production meetings with Vice President/Operations, Controller, and Production Management Team to create a strategic plan for successful job completion and manage project tracking.
  8. Participates in pre-construction meetings with Production Field Supervisor, PM, and Foreman as assigned.
    1. Communicates scope of work, submittal approvals, and reviews material and labor budgets.
    2. Communicates overall expectations for the job based on decisions made during the bid process so the Foreman can achieve job production goals and milestones.
  9. Reviews and monitors projects in progress and completed projects using productivity reports to ensure gross profit margins are maintained.

Project Manager Estimator Support Area:

Project Manager generates sufficient commercial roof sales for the division’s operational budgets and meets targeted profit margins.

  1. Participates in ongoing training and development of commercial estimator support position.
  2. Follows executed training map for new commercial estimators and standard operating procedures (SOPs).
  3. Manages and tracks estimated costs associated with RFIs, RFPs, ASIs, DFAs, CCDs, and change orders for projects in progress with Foreman and GCs as assigned.
  4. Performs job costing duties as assigned.
  5. Attends pre-bid and pre-construction meetings for field take-off and site verification.
  6. Maintains vendor relations to retain best pricing status.
  7. Develops new customers and maintains customer relations.

 

  1. ROLE: Attends and/or facilitates the following meetings:

  1. Weekly production meetings
  2. Pre-construction and post-job meetings
  3. Performs other duties as assigned

Salary: $42,000 to $65,000 DOE

Skills & Physical Requirements:

Must have the ability to be professional, friendly, courteous, and tactful, maintain composure in dealing with customers and co-workers. Must possess excellent oral and written communication skills. Must be fluent in English, with the ability to listen, follow instructions and learn new tasks. Must have working knowledge of windows-based computer systems and have the ability to learn construction-based software as required by the job. Bi-lingual English and Spanish beneficial.

Requires working knowledge of multiple roofing systems that may be used in application and repairs.

Requires self-motivation and ability to prioritize. Must be task-oriented, dependable, team oriented, and have the ability to excel in a team environment. Needs strong organizational skills and ability to multi-task. Requires attention to detail and problem-solving skills.

 

Mental alertness is required to ensure accurate completion of work activities. Requires knowledge of basic math and the ability to follow company policies and procedures and applicable State and Federal laws.

 

Must be able to stand, walk, climb stairs and ladders, bend, stoop, twist and turn frequently. Good manual dexterity and eye-hand coordination required, as well as the ability to reach, lift and maneuver supplies and ladders up to 50 lbs.
